What Does a Full Home Inspection Include?
A full home inspection is a comprehensive visual evaluation of the readily accessible systems and components of a home. The goal is to help buyers and homeowners better understand the condition of the property and identify visible defects, safety concerns, maintenance issues, and components that may require repair or further evaluation.
At J. Gregory Home Inspections, a full residential inspection typically includes an evaluation of the following:
Roof covering, flashings, roof penetrations, and visible roof components
Attic structure, insulation, and ventilation
Exterior walls, siding, trim, fascia, and soffits
Foundation and visible structural components
Interior walls, ceilings, floors, doors, and windows
Electrical service, panels, breakers, receptacles, and visible wiring
Plumbing supply and drain systems, fixtures, and water heater
Heating and cooling systems
Air handling equipment and visible ductwork
Built-in kitchen appliances
Garage doors and automatic openers
Porches, decks, balconies, and other attached exterior components
Visible drainage and grading conditions around the home
When appropriate, thermal imaging and moisture meters may also be used to help identify temperature anomalies or areas that may indicate hidden moisture, missing insulation, HVAC-related condensation, or other conditions that deserve further investigation.
What a Home Inspection Does Not Include
A standard home inspection is visual and non-invasive. It does not involve opening walls, dismantling equipment, performing destructive testing, or guaranteeing that every hidden defect will be discovered.
Certain services may also require separate inspections or specialized testing, including:
Mold assessments and mold sampling
WDO or termite inspections
Sewer scope inspections
Septic system evaluations
Pool and spa inspections
Wind mitigation inspections
4-point insurance inspections
These services may be recommended depending on the property, its age, visible conditions, and the buyer’s specific needs.
Why a Full Home Inspection Matters
Even homes that appear well maintained can have hidden or developing issues involving roofing, electrical systems, plumbing, HVAC equipment, moisture intrusion, drainage, or structural components.
A thorough home inspection helps provide a clearer picture of the property before closing so you can make a more informed purchasing decision and better understand future repair and maintenance needs.
Common Problems We Find During Northwest Florida Home Inspections
After performing more than 3,000 inspections throughout Northwest Florida, some of the conditions we commonly encounter include:”
Roof flashing and aging roof-covering deficiencies
Elevated indoor humidity
HVAC condensate and air-handler moisture problems
Attic ventilation and insulation deficiencies
Electrical panel and GFCI deficiencies
Plumbing leaks and moisture damage
Exterior wood rot and deterioration
Improper grading and drainage
Wind mitigation features that cannot be properly documented
Possible microbial growth associated with moisture
Homes in Pensacola, Navarre and other Gulf Coast communities are exposed to high humidity, heavy rainfall, tropical weather and salt-air conditions that make moisture management particularly important.
