Schedule your inspection as soon as possible after your purchase contract is accepted. The inspection should be completed within the inspection period established by your contract, so scheduling early provides more time to review the report and address any questions before the deadline.

A standard home inspection is not a mold assessment. However, J. Gregory Home Inspections provides separate professional mold assessments performed by Florida Licensed Mold Assessor Josh Gregory — MRSA5499. Mold assessment services may include moisture investigation, air or surface sampling when appropriate, laboratory analysis, remediation protocols, and post-remediation verification.

Wood Destroying Organism (WDO) inspections are separate and must be performed by an appropriately licensed pest-control professional. If visible evidence of possible wood-destroying organisms is observed during a full home inspection, it may be documented and further evaluation recommended.

The report details issues by severity. You can negotiate repairs, credits, or price reductions with the seller. Not every flaw needs fixing and focus on safety and major systems.

We do offer re-inspections after repairs (fee $125) but do not perform the repairs themselves to avoid conflicts of interest.

Yes. Brand-new homes can still contain installation deficiencies, incomplete work, damaged materials, or other concerns. We provide both pre-drywall and final new construction inspections to give buyers an independent evaluation at important stages of the construction process.
