In Florida, it’s especially important due to high humidity, storms, flooding risks, and insurance requirements. It helps buyers avoid costly surprises, sellers prepare disclosures, and everyone negotiate repairs.

Average costs range from $350–$600 for a standard single-family home, depending on size, age, location, and extras. Specialty inspections (e.g., 4-point, wind mitigation) add $50 each.

A typical full home inspection takes 2–4 hours on-site for an average home, plus time for the detailed report (usually reports are delivered the same day and no longer than 24-hours). Larger or older homes may take longer.

It typically includes the roof, structure, exterior, interior, electrical, plumbing, HVAC, foundation/crawlspace, and visible issues. Florida home inspections often note storm resilience, moisture intrusion, and the presence of visible mold. It does not include invasive testing, code compliance, or appraisals.

This assesses hurricane-resistant features (e.g., roof straps, impact windows) for potential insurance discounts. It’s common and often bundled with 4-point inspections in Florida.

Yes! Arriving toward the end of the inspection gives you the opportunity to ask questions in real time, see issues firsthand, and learn about the home. It’s highly recommended for buyers.

Ideally during the inspection period after you go under contractor with your new home purchase (often 10–15 days in Florida). Schedule as early as possible after an accepted offer.

Yes! We inspect for mold. J. Gregory Home Inspections is a Florida state licensed mold assessor and our mold assessment is a specialty service which typically costs $450 when bundled with a full home inspection or starts at $650 for a stand alone service. Termite inspections or Wood Destroying Organism (WDO) inspection can only be performed by a licensed pest control contractor here in the state of Florida. However, if we observe signs of WDO, we will document this in our full home inspection report.

The report details issues by severity. You can negotiate repairs, credits, or price reductions with the seller. Not every flaw needs fixing and focus on safety and major systems.

Yes! We are a Florida state licensed home inspector (HI10393) and Mold Assessor (MRSA 5499). Florida requires licensing since 2010 via DBPR.) Josh Gregory also InterNACHI certified (NACHI17040417), with 17 years of hands-on construction experience and we carry errors & omissions (E&O) and general liability insurance.

We do offer re-inspections after repairs (fee $125) but do not perform the repairs themselves to avoid conflicts of interest.
