Many insurance companies are starting to require 4-Point Inspections before implementing new policies on homes, usually older than 30 years old. They want to insure that what they are insuring isn't defective, will last a while and they wont have a claim soon after coverage begins. A 4-Point Inspection highlights only what the insurance company needs when determining coverage. While each company follows it's own guidelines, this report covers only four systems of a home, which are roof, electrical, HVAC and plumbing. The 4-Point Inspection report will document age, condition, hazards and/or deficiencies of these four systems. Your insurance company will most likely want any potential hazard and/or deficiency repaired or replaced. Your insurance company will make the final decision on which deficiencies they want repaired.
