Many insurance companies are starting to require 4-Point Inspections before implementing new policies on homes, usually older than 30 years old. They want to insure that what they are insuring isn't defective, will last a while and they wont have a claim soon after coverage begins. A 4-Point Inspection is like a mini inspection, it highlights only what the insurance company needs when determining coverage. While each company follows it's own guidelines, usually it covers only four areas of a home, which are roof, electrical system, HVAC and plumbing. As an inspector, I look for things like improper installation, possible defects or safety issues, the age of components, etc.
